Future Land Use Plan and Zoning Map Update

The City of Bulverde has completed several significant strategic priorities initiated by the community over the last twelve months, among them, the adoption of a Home Rule Charter and the annexation of four square miles of land area into the City.  These achievements have created a variety of new opportunities and a need for an update of the City’s Future Land Use Map, Official Zoning Map, and Zoning Ordinance. These documents, once revised, will need to align with the anticipated land uses identified in the Comprehensive Plan, the Downtown Bulverde Visioning Study, the Master Transportation Plan and the agreements established with individual property owners during the annexation process.

 A team of consultants will lead the update, which will include a review of existing land uses within the City of Bulverde and its Extraterritorial Jurisdiction (ETJ), and the future uses identified in the Bulverde Comprehensive Plan and the Downtown Bulverde Visioning Study. The outcome of this process will be a set of future land uses that accommodate the current and future development needs of the City. A fiscal evaluation of the Land Use Plan will also occur as part of the effort.

In addition to an update of the Land Use Plan, a review of the current Zoning Ordinance will take place. The end result will be an updated and modernized Zoning Ordinance and Zoning Map that is more in line with the community’s goals and current regulatory development standards and practices. 

**UPDATE**
The City Council adopted a new Future Land Use Plan on August 9, 2016, and a new Zoning Ordinance and Zoning Map on September 13, 2016.  All of these documents are available for review at the links below.
